Approaching the home you pass an amazing pond. The present owners dug the pond 35 years ago at a cost of approximately $60,000 then. The pond is massive. It is 16 feet deep in the centre and hardly drops at all even in the middle of a hot, dry summer. The present owners use this as their water supply and for swimming. There are millions of gallon of fresh water in this pond. The owners have been here for 37 years, and now are at an age where they plan to build a smaller home and enjoy their grandchildren. They would like to keep a couple of acres at the beginning of the laneway to build their home. However, I'm not sure if the county will issue them a permit. The house has been well cared for and updated. It is clad with cedar shingles on the side walls and a green metal roof. It was built in 1846 and is still quite original. The rooms are all large. The floors are wood. The owners added a family room and bath to the east side a few years back which complements the house.
It has a wonderful mudroom, well positioned screen room, country kitchen, huge livingroom, formal dining room, study, library, familyroom, studio, 3 bedrooms and 2.5 bathrooms. The downstairs study can also be used as a bedroom. And the studio could be a bedroom, so you could have 5 bedrooms, if desired. There is an excellent basement under most of the house set up for storage and a small inside workshop and pottery drying area.. There is a connector building leading into a terrific 2 story barn used as a garage. The upper floor has a large finished office for the retired owner, along with lots of loft storage space. There is a separate smaller barn and a newer 15 x 40 post and beam barn.
Closer to the shore, the original apple warehouse was moved to a point and set on a concrete foundation. The apple warehouse became a great guest house. It is very rustic, solid and like walking into a movie set for a western classic. Beamed ceilings, huge windows, woodstove, open kitchen, plank walls. It has it's own septic system and water and power and is self-contained. The day we listed the property deer were running around outside this guest house. Talk about nature . . . beside having the resident deer there are rabbits, eagles, raccoons, fox, loons and blue herons. There is a pine forest, trails around the farm for walking, cross-country skiing, and horses. And of course, there is about a mile of frontage on the Avon River which is at the mouth of the Minas Basin on the Bay of Fundy. The farm wraps around a point of land and also fronts on the Kennetcook River. It's a natural paradise. The site, if developed, could be sold for a much greater value as waterfront pro
perties, however, the owners have a special attachment to this property and would prefer to sell it as one estate farm. I believe it represents incredible value if you are looking for privacy without being remote, love older homes, character buildings, rich farmland, the smell of salt air, nature, history and, of course, a project. This is a large estate property in fine condition. The buildings will always need maintenance, the fields will always need tending (local farmers use the land now) and the property will require a family who wants to take on the stewardship of this rare piece of Nova Scotia countryside.
