(PÓVOA FARM)
The farm has a area of  47.000 m2. it is delimited by 750 m of  a road on north

and rising sun sides, 360 m of a little river with plenty water on south side, and 120 m with a neighbour in the sunset side.

It has two buildings:

The house has 400m2, in bad maintenance condition (to renewal), with one floorbuild in rock (stone).

-	Square shaped configuration, with open centre;
-	Wine Cellar equipped with a round press and a ancient bar press with spindle
in wood and weight in rock, in perfect functioning, which is a unique exemplar, according to technician of a museum that wanted to acquire it.

The cereals granary has 2 floors with 50m2 each, and it can transformed in a habitable place.

-	Ground floor in rock it has 100 m2 cereals drier terrace with big ground stones;
-	First floor in cement blocks

There is also a water mill in very bad condition which belongs in 4/7 to the farm and the other 3/7 to a cousin from the farm in the other side of the little river.

The farm is integrated in the official wine area “Região Demarcada do Vinho

Verde”

We have two tenants, a 73 years old men and wife, they both live in the house and a tenant which doesn´t live in the farm.

There are the possibilities to keep the rental contract with them, to renegotiate it or to end it, which is a matter I can assume, and deliver the

farm to the buyer as understood.

In the actual contract, the tenants, looks up to all aspects of the management

of the farm, except to sell the landlord 50 % part of the wine production.

It means that the landlord don´t have to worry about the farm, as it is done for more then 25 years in that system.

It is 30 miles distance or 30 min. on Highway A42 from Oporto city and International Airport to the farm, located in a small city called Lixa, between the cities of Felgueiras and Amarante (6 milles to each).
